We source opportunities aligned to agreed criteria on location, stock profile, target rental demand, and risk-adjusted yield expectations. Sourcing begins only after criteria alignment is confirmed and the commitment fee is in place.

Deal Underwriting

Every shortlisted deal is presented with explicit assumptions on purchase costs, refurb costs, financing terms, void allowances, maintenance, management fees, and stress-test impact. You see the full picture before committing capital.

Acquisition Support

We coordinate with brokers, solicitors, and contractors to keep execution aligned to numbers agreed at underwriting stage. The goal is preventing assumption drift between deal assessment and completion.

Refinance & Hold Planning

Where relevant, we support refinance planning assumptions and post-works valuation checkpoints. This is particularly relevant on buy, refurbish, refinance, hold strategies where capital recycling is part of the model.

£500 Commitment Fee

Our process includes a £500 commitment fee before active sourcing starts. This is a seriousness filter that ensures we allocate time and resources to investors who are ready to proceed. It is positioned to protect execution focus, not to create pressure. If you are not ready to commit, the soft-entry route via the Investor Criteria Pack is more appropriate.

To protect client outcomes and partner capacity, we prioritise investors who can evidence available capital and a lending route, confirm their timeline to transact, and engage promptly with deal decisions when criteria are met.
